Drain tiles are an integral part of a well-maintained house. Just like how a shingled roof keeps water above your head out, a properly installed drain tile keeps water beneath your feet out of your house. Drain tiles remove static pressure build up and unwanted water away from your foundation with our Water Defensive System installed around the foundation, you can enjoy worry free living in your basement.

HOW IS IT DONE?

We start off by carefully bringing in our mini excavator so we do not damage any of your property. Once the excavator is at the location of the repair and a visual inspection is completed of the surroundings we begin safely digging our trench and commence the replacement.

FAQ'S
What do you do about underground wires and gas?
Total is responsible for all underground locates. We call  the proper authorities to come mark out all utilities and have a safety talk with them so everyone who is involved remains safe. It’s our number one priority.
How long does the repair take?
We like to take our time and safely and correctly do the job. You can expect us to roughly be there for a week.
What about my landscaping and other obstacles in the way?
Total will inform you what needs to be moved by a professional and what we can move and replace ourselves. It is strongly recommended that the landscaping where the repair was is given time to properly settle. We do our best to compact but sinking will occur. The team does rake up rocks/debris and dispose of them so the surface is smooth. Total can bring in topsoil to be spread over the repair at the customer’s request.
Does the repair come with any kind of warranty?Yes! This falls under our Water Shield Guarantee. 20-year workmanship and product Guarantee.

INTERIOR DRAIN TILE

This is an area we specialize in as a company, between our team members we have successfully installed many interior systems since 2010 with 100% effectiveness.

Interior Drainage tiles are designed to alleviate static pressure under the foundation and to redirect unwanted water away from the home via the floor drain, sump pump or drain line that may occur from damaged or cracked foundation walls, stone walls, block walls or ground water entering the key slot of the foundation.

By installing Total’s Water Defensive System from the inside, you save having the foundation dug from the exterior, and are left with a neat professional job at a fraction of the cost.

HOW IT’S DONE:
  • We start off by breaking away and removing the concrete, dirt and whatever else we may run into from inside the perimeter of the foundation. This process usually takes one to two days depending on what is in the way and how difficult the concrete is to remove.
  • Once the concrete and debris is removed we then lay a 4’ solid perforated pipe along the whole inside perimeter (or the affected area if not a complete drain system), and properly level the pipe towards whichever discharge system is installed (floor drain, sump pump, drain line, etc).
  • Once everything is level we then bring in clean drainage stone and surround the pipe with it. Next we install the membrane to either the full height of the foundation or whichever is needed. The membrane is securely fastened against the wall and is easily malleable to get around objects that are unmovable.
  • It is then draped down to the drainage stone so it sits on top. This allows any unwanted water coming in through the walls to easily drain into the drain tile. The membrane does not only catch any unwanted water it also provides a dead air space which gives you an added R5 value. The last step is to cement over our drain system.
  • After the job is complete you can easily stud and drywall over the membrane and why not? You now have a beautiful warm dry basement and tons of added value to your home!

Are they as effective as exterior drain tiles?

Yes you can! Just let us know that you are going to be spray foaming and we can add the extra fasteners and even point you in the right direction of a spray foam company.

SUMP PIT & PUMP

Sump pumps are used to remove unwanted water collecting in a sump basin. They will also help alleviate any unnecessary water pressure under the floor which may be causing water to seep up through the key joint of the foundation. Sump pits and pumps are best suited for older homes which have an inadequate drain system or are used during interior drain tile install when no floor drain is available.

  • Helps alleviate static ground pressure in the affected area.
  • Great back up system when paired with a gasoline generator.
  • Can help prolong the life of your aging existing interior drain tile if you are not committed to fixing the drain tile issue just yet.
  • Submersible cast Iron pumps have a great life span and very little maintenance required for upkeep.
HOW IT'S DONE:

We install an 18” Diameter by 22” Height Sump basin complete with a lid in the affected area or the lowest point on the foundation floor with plenty of clean drainage stone.

We then hook up a Canadian Made 1/3 Hp Cast Iron submersible pump with 3150 gallons/hour capacity.

From there we securely fasten the discharge pipe complete with a check valve to the wall and pipe it outside onto a cement pad away from the foundation.

FAQ'S: 
Is the pump noisy?
Quite the opposite, submersible pumps are very quiet. When paired with piping that is fastened and a possible insulated bulkhead around them they are virtually silent.
Does the exterior pipe freeze in winter?
We only stub our pipe outside the wall a few inches which keeps it from freezing in winter. It is however recommended in summer to add a temporary removable extender that can come off in fall before the freeze.
How long does it take to install a sump pump system?
Roughly one day. You may need an extension cord or an electrician afterwards to make sure power is near.
Does this come with a warranty?
Yes it does! The pump is covered by the manufacturers warranty but the workmanship is covered by our 20-year water shield guarantee.
